Zillow should not be used as a Appraisals it is just a Free service that provides an estimate of Value, Just like a Picture of an IN & Burger will never taste as good as a real one! So if you want an appraisal you should hire an appraiser, I am sure they would welcome the Work and you can help the Economy.

Please calm down. Zestimates are not based on reality. Zillow readily admits that its Zestimates are merely estimates based upon public records. Zestimates are not appraisals. Realtors totally ignore them. For potential clients who ask about Zestimates, I tell them to ignore Zillow.

I share your anger too, kocoach, I wish Zillow could be better on their values, but, heck, what do you want for free? Quicker and cheaper than an appraisal..

When I go on a listing appointment I just ASSUME the Seller has checked their value on Zillow. I make sure I ALSO check it on Zillow. I've NEVER heard of a client complaining to me at the time of a listing it is EVERY too high! When they are trying to get their property taxes reduced THEN they go to great lenghts to tell me and to get me, to give them a broker price opinion LOWER than Zillow.
Just be aware of Zillow's pitfalls. It is simply a tool to get the discussion rolling. I personally use Top Producer's Market Snapshot as it used MLS data, does NOT show a value for the home in question but simply show homeowners WHAT the competition is in the neighborhood as far as "Active Listings" AND what sold comparables lurk out there!
This is the market when you beg the appraisal to LOOK AT THE COMPS and NOT what's in escrow! When the market was going ballistic we had it the OTHER WAY AROUND!
Here in Sonoma County, wine country of the NorthBay above SF, we have a local "Green" ordinance which is using Zillow to render pricing for the loans given for "Greening" one's home. NO equity is the bigger issue! But Zillow, as a solar sales person told me, "Is killing our deals!" as the County looks at this also! We are now changing how home valuaton is determined!

I agree, I think way too much reliance is made on the zestimate in the real world. For example, I notice that "someone I know" listed his home for sale at the exact maximum Zestimate ever achieved by his house (6.5 million). I doubt that was a coincidence.

I'm not aware of Zillow ever providing an appraisal (but I don't know about appraisels), so, apparently they must not be punks.

no, appraisers do not use zillow, i'm told some banks do for their in-house record keeping and possibly first glance numbers, but zillow's method of calculating home value is not an accepted way of calculating home values.
people in the industry and their clients are generally well enough informed to take zillow with a grain of salt. the people who use only zillow are either trying to reinforce a preconceived narrative or just aren't serious about it.

Appraisers that use Zillow for appraisals should be rounded up, shot and roasted on a spit. Professionals know what Zillow's constraints are and good ones do their own appraisal or CMA work. They don't use Zillow for that.
Zillow is free and it has a lot more information than one Zestimate number. If you don't like the valuation maybe try Trulia, epprasails, Yahoo or cyberhomes. They all share the same issues of an AVM and their values are also not appraisals, but they are also free. You get what you pay for.

Talk to your assessor. If they have you house assessed the same as your neighbor, Zillow may think that they are close to the same value until they are sold.
