zestimate is incorrect

Hi,

I have tried for a few years now to have Zillow accurately post the correct value of my property.  It was listed initially as a condo, with the wrong square footage and bedrooms.  I updated these facts, to which zillow then decreased the value of my 3 BR, 2 1/2 BA, 2031 SF single-family residence.  It is now showing a value of 500,000, when it should be between 650-700,000. 

My home is in a gated community and is not a condo.  It waas built in 2002, which was also listed incorrectly and I had to change. 

All of the homes around me and next to me show their correct values but for some reason you have my value as several 100,000 less.

Can you please help me with this.

Yes, you live in a PUD, not a condo, but the condo info was from PUBLIC RECORDS, not Zillow per se. Maybe the tract was originally zoned for condos then switched during construction or something, that happens sometimes.

Your living area looks to be 2212 sq ft, and your value in Zillow is based (from what I can tell) from the sale at 2490 Avid Court, similar square footage at $535,000, which is a recent sale. The other slightly higher sales are not as recent and given less weight.

NOTE your area's values hav slipped 12% in the last year, another reason for your Zestimate...

Click EDIT and REPORT A PROBLEM on your listing page and ask that the correct 2212 square footage figure (and bedroom count) be used and that 'may' increase your Zestimate, but it does take time for Zillow to change and updated their user submitted data.

Or just use another free service, here RealQuest says your value is $646K

Regardless, youll really only know what its worth if and when you sell it, NOT before...

Zestimate is just a starting point to know the home's estimated market value and not an appraisal. Since we don't check the properties personally, some factors that might affect the property's value is not included in the Zestimate. You can get a CMA or ask a professional appraiser to get he appraisal value of your property and add it in your home description for reference.
