zestimate is less than our neighbors and our home is larger and nicer- why? and how can we change it

we have done about 50,000 worth of work and our house looks great, but i feel the zestimate is inaccurate at 172,500. we recently had it appraised and it appraised for 193,500. Even this is a shadow of what other homes in our neighborhood are appraising for. what are we doing wrong? all other homes in neighborhood are over 200,000. see 203 skylark in bridge city tx

The zestimate is calculated based on public records.  You can edit the informatio if you are the home owner or a broker.  Often the info is inaccurate or has not been updated timely.  Zillow says the zestimate is a range but contact a realtor for accurate market information.

Zillow is a "guess". Sometimes the guess is very inaccurate. Don't let the estimate get you down. Any decent Realtor will be able to overcome the Zestimate.
