It takes time from 6 weeks to 8 weeks for the update takes effect on your property's Zestimate, perhaps Zillow estimates your neighbor's home a bit high or your home value lies somewhere in between of your listing price and the Zestimate figure.

Thank you. Yes, I have added photos and a nice description of my house, But so many potential buyers do look at zillow and zestimates. They want a bargain and want to buy a house that is priced far below the zestimate. My zestimate is terribly low, at least $40K below the house next to me. Their house is smaller, and is taxed lower, yet their zestimate is high. I've tried contacting zillow but they are no help. They too tell me to claim my house, etc. I've done that!

Your low Zestimate wont affect your value, but if you added some nice photos of your home including your bedrooms, kitchen and bathrooms, that would help.
Work with a local expert in your area if you are selling FSBO especially if you have not sold a home by yourself before, this is not the market to go it alone...

You can't change zillow's zestimate. It is zillow's opinion of value. Similarly, you cannot change a potential buyer's opinion of value. And actually it is the buyer who matters a LOT MORE than zillow. I understand that you are worried that buyers are overly influenced by zestimates. This is a legitimate concern. Buyers are also overly influenced by curb appeal. But you can't force buyers to think like you do. Similarly, you can't force zillow to think like you do. What you can do is add a comment to the house that you believe the zestimate is too low, for x y z reasons.
