zestimate too low!!!!

My home is for sale. The zestimate is extremely low. We are being compared with the wrong homes. Our home at 852 Chasewood Drive South Elgin,IL 60177  is very similar to 870 Chasewood Drive. We are both on courts and have 3 car garages,decks, 4 bedrooms.office 2.5 baths. Our house's zestimate is $298,000 and their's is $390,000. Our home also has an English basement.  Please fix the zestimate. Thank you. Frances Waldynski

I agree with Lola. Any agent who lets their buyer rely on Zillow for pricing is not doing their job. It's the agent's responsibility to run comps with a buyer before putting in an offer, and to bring those comps to the negotiation table to back up any offer. I always tell my clients right at the beginning, that once we find a house they like, we'll go look through comps together before putting in an offer. For all either of us know, the house may be 10% or more overpriced, but for all we know it may be underpriced! In the former case, we'd go in with proof for our offer price, and in the latter we know the listing agent and seller were competent and did their job, and we'd go in at a fair price. An algorithm like Zillow gives you a general idea for an area, but cannot be relied on for an actual offer price.

Frances:  There are two things you can do that can help your Zestimate after you've claimed your home.  (If listed by an agent, the agent will have to do it as two people can't claim the same home).

1.  Edit all facts to make sure they are correct.

2.  Hand select comps if Zillow's computer selection has been poor.

Should these be significant, it will takes a few weeks to a few months for the Zestimate to update.

In my experience, the best way to estimate the current price of your home is to consult with an experienced Real Estate Agent. We are there everyday and we know the difference in neighborhoods and give "value " to all sort of improvements, which a computer generate estimate cannot do.
