zillow create your own estimate gives a lower estimate for a 2 story home, than a 1 story. why?

For all other variables held the same, the create your own estimate tool gives a lower estimate for a 2 story home than one story. Does anyone know why that is? I am looking in Palo Alto, CA.

Typically a 1 story house will be worth more all other things equal compared to a 2 story house because of a couple of things:

1- The main thing is that the 1 story house will have a larger footprint. Larger lot, more foundation, roofing, etc.

2- One story homes appeal to a wider variety of potential buyers when it comes time to sell.

well a 2000 sq ft property on 1 story vs a split level or something is more desireable for any number of reasons. many people dont like stairs, especially couch potato americans like my family. carrying laundry or groceries up a set of stairs can be "a lot of work".

also 1 story means more land under the house and on average, more yard behind it.

then you have just the "cram, cram, cram" homes where there is like a 1200sq ft 3 story home side by side 50 others. brings the average down for the group
