However, it was not specific to my state and therefore the lenders who replied could not help me. My situation is that I have an investment property that does not qualify for the harp program. I want to refinance it &ndash; I really need to refinance it due to circumstances with the original loan. However, the LTV is closer to 90% and I do not have a lot of money to put down to close the ratio. Well Fargo made us pay for application fee and processed everything and this was its decision. Is that normal? We still have not closed on this house. From everything that I can see, it's due to the finance team dragging their feet. We have submitted ALL paperwork in a timely fashion, most of it being submitted prior to us going into underwriting. Certain conditions were addressed before underwriting. To my knowledge there have been no issues with underwriting. But the appraiser has had to go out a few times now. The intial time, then to check off on some repairs, and latest because the underwriter said our area was declared a disaster area by Fema so they have to check and make sure that no damage was done. Bottom line, we are tired of waiting. I have multiple friends that have closed in 30 days. Between us having to keep coming out of pocket for the appraiser and waiting all this time. We are considering walking away. Me and my wife put an offer in on a house on 9/30. It is a short sale, handled by Chase Bank. We have been going back and forth with them asking for additional paperwork. They got an appraisal done, but I am not sure what the value came back at. Most recently on 12/26/14 the bank asked for another pre-approval letter making sure we were still approved. Is this potential good news, or is it just protocol for them to do that? We have been seemingly patient throughout this process and will continue to be. Also, we offered the full asking price.. But we were told that the price could have been lowered to that price point just to generate interest, so I am hoping the bank accepts what we offered. ( in my defense I completely forgot about it, I used it a few times and paid it off. I then made a few purchases totaling $291 and stuck it back in my drawer and forgot about it until now. I opted out of paper billing, and my gmail deleted the emails before reaching my inbox ) My lender told me that she can guarantee an underwriter will not sign off on this BC it hasn't been" seasoned" she said the lease breakage of 5K is nothing compared to the recent $441 cap one card.
