My credit is obviously better than it had been but still fairly poor. I've been renting apartments &amp; single family homes since 2006 with perfect rental history. I presently have my rent automatically withdrawn and have never EVER had a payment issue (same goes for my car, cell, etc.). I'm relocating back to PA in a few weeks and would LOVE to be able to own a home. My current rent is $1,200 (which is below my monthly maximum budget for housing) so I know there are plenty of homes in the areas I'm looking at that would fit my price range; I just don't know if I should even entertain the thought of trying to obtain a mortgage or I'll be laughed out the door. I don't know my fico yet but my Transunion is 605. I've been looking at a property that was foreclosed and purchased by the bank back in September of 2013. It was listed at it's appraisal price of $325,000, but was vandalized shortly afterwards. All the copper wire was stolen, walls ripped apart, ect. Since the property is heavily damaged, it's just been sitting on the market since with price reductions every month. It's now currently down to $189,900.<br/>I've discussed loans for the situation, and was told an FHA 203k would be what I want. I'm prepared for the time, repairs, ect, but I would prefer a number quite a bit lower as I have to roll the repair costs into the loan (of which I'm looking around $40,000 as the kitchen will basically need gutted).&nbsp;<br/>Now, the house is still quite amazing. It had a full market value in 2013 of $525,000. Full basement and attic, two floors, four bedrooms, 4.5 bathrooms. The game rooms are huge, nice wood floors are a bonus, and the entry is pretty immense. Once it's fixed up it could easily sell in the 300-400+ range again. (Homes nearby that are similar range between $325,00 to $900,000). Not that I'd be planning on selling it for awhile.<br/><br/>My question is, how do I negotiate with the bank? Is it typically successful to start low and negotiate around with the bank?
