Refi two Mortgages into 1 with 100% LTV

We have a Loan since 2005 on our house for $124K in SC. It is just a conventional Fixed 30yr Loan. In 2009 we got our house reappraised ($155K) and got a Home Eq Loan. We want to Refinance our house and either get the two loans put into one or just Refi the house and keep the Home Eq Loan the same. I have good credit 715 but when the house was reappraised they gave us 5 comps. 4 of them in the $150K-$180K on my street and one in a rough neighborhood that was $115K so this one brought the value of my home down to $130K.

Ok now for the questions. The remaining on my two loans with closing costs would be $130K-$132K which would put me to ~100% LTV. Would I be able to get a Loan of any kind to combine both.

Or is it possible to keep the Home Eq Loan the same and just refinance the House which we owe around $108K on.

I have tried to deal with local banks with no luck. They just say no but do not say no to what and why and is it their rules or federal laws. Any help would be greatly appreciated.

I have a steady job, and my fiance is in the military at fort gordon ... I'm currently renting a small house in Aiken (I work in Barnwell so we need to be in the middle). I don't know how to pick and agent. how that even works, or how to choose a house.... basically help please!

I purchased my current resident back in 99, 30 year. Included small home and 10 acres of adjacent land. I refinanced a few years ago for a lower interest rate for 15 years, and in the process during the new survey, I split several acres from the property and refinanced the home and 3 acres for a lower interest rate than before. In the end, I was paying $100 a month lower, shaved off almost 5 years, and got the several acres clear and paid for. So far, so good.

current interest rate is 4.75 (I think) but seeing how they dropped lower, thinking of doing it again, this time though, would like to do maybe a 5 or 7 year loan. Doesn't matter if it goes up some, just looking at paying the rest off faster.

What are my options, if any, and is it worth it? I saw on another sire someone pointing to a link (won't do it here) of a 5/1 ARM loan but no idea what that is....

I see my home and what Zillo has it listed for, that part is correct. BUT you are highlighting the incorrect house! My home is located at: 212 Grandiflora Circle, Aiken, SC 29803. Note that it is the 5th house from the end, and I do NOT have a side garage. It is straight up garage- facing the street. The house that you are indicating is not mine. Again my house is the 5th one from the end. Thanks.

I just posted my home for sale on Zillow and I need to change the URL for my listing agent. I have tried to "Go to my listings" from the Zillow e-mail, but it says I have none. How do I change this?

The facts about a neighboring house are completely incorrect. How can I get Zillow to correct them?

I have lived at 101 Hartwell Dr., Aiken, SC, since 1986. I am next door to the home at 105 Hartwell Dr. The homeowner at 105 told us she sold for the property in August 2010 for $175K, not the 170K listed by Zillow. That homeowner bought 105 Hartwell around 1997 (not May of 2000) for $128K, not the $412K that was listed on Zillow. The house was sold prior to that around 1995 for $98K. Those owners added a pool in the back yard around 1996. As the misinformation effects the value of my home, I would hope that Zillow would research this and make the corretions.
