My credit score is between a 680 - 700. I believe my mid score is 698. We are wanting a home in the $800k - $1.1M range. We want to buy early 2015. My 2014 tax returns will show about $960k in income for this year, give or take a bit depending on how my CPA calculates expenses. I have money to put down, but would prefer to put down as little as possible ($150k - $200k down). Currently renting month to month. I have very little debt other than a $1200 car payment, and some student loans, as well as very small credit card revolving debt that I really only use to keep my credit score increasing. So maybe $2k per month in debt that will show on my credit report. Location is Utah (salt lake county). Just wanting to know if we're in a good position to buy, and if not what do I need to improve and by how much? Business income (length &amp; history not a problem). Extremely small amount of debt. So DTI is good. Can put down a sizeable down payment, but prefer to put down as little as the lender needs. I'm assuming it's going to be at least 20%, and can put down more than that if needed. Obviously if I can only get $1M, I'll have to make up the difference in cash, but that's not a prob. But the less I have to put down, the better regardless of loan amount. ONLY issue is Fico score. I thought it was higher, but just did a pull and it came out lower. My mid sits around 700. I'm working on getting the offending late off, but I like to plan for the worst just in case. I'm guessing I need at least 720 to borrow $1M, but interested to see if banks have gotten more lenient. If not, will probably have to just do a cash only transaction, or wait a few months for score to raise. There's nothing I can do in the short term to raise scores other than getting lates removed (all balances at $0, save one which sits at 5% of limit). Only option is to wait. I've got GW letter out, so we'll see. He had moved out and had not made payments for many months due to job loss. Our realtor was told the bank decided to foreclose and that our offer did not matter because of that. The house has never came back up on the market...&nbsp;<br/><br/>There has been people over working on the house. Our neighbor went and talked to them. They claim to be the new owners. This is the story of how they were able to buy the house: They were the listing agent. The house did not got through foreclosure. We thought we were getting a fair deal at $94/sqft. The home is a fixer upper (original appliances and fixtures, new carpet except on stairs so there is a mismatch) and has been neglected for 10 years, vacant for much of that. The home passed inspection. We had a feeling that the square footage wasn't as high as the 4,561 sqft listed so we had it surveyed. The house is only 3,500 sqft. Suddenly our fair deal has turned into the worst buy on the local MLS. Our real estate agent doesn't seem to think this will change the home value much. We think he is crazy! Average listing price for the area is $114/sqft (similar lot sizes) and they are mostly newer homes in excellent condition. How would you resolve this situation? We are still in the due diligence stage. I am making appointments for home inspections and appraisals for this coming week and want to make sure I get everything done correctly. One of the main reasons I put an offer in on this house is the massive garage. Along with being huge, it is also fairly close to the property line of one of my neighbors. I would hate to buy the house and have the neighbor complain about it and end up having to pay fees, or worse tear down the garage entirely, after having bought it. The garage has been there for at least a couple of years so I don't think it will become an issue, but I want to make sure everything is in order before signing on the house.
