I haven't been impressed at all with her so far, and considering she gave us about 4 days notice before switching agencies, (plus her new agency doesn't even have a website...seemed shady to me), I told her I wanted to part ways. Since our contract was between me and "Agency A" (which doesn't exist anymore). I figure that that the contract is now void, but I wanted clarification.... Do we have to sign any cancellation paperwork? I just want to make sure that If i hire a new agent, I don't have any hang ups or god forbid have to pay double commission! My old realtor isn't very friendly now that I have basically fired her, plus I don't really trust her, but she said we did not need to sign any cancellation papers (for what it's worth). To complicate the matter further, she says that one of the buyers agent who showed our house in the recent weeks (when I was still with my old realtor), is working with their buyers on drafting an offer, and we should see it in the next few days. Who knows if that will actually happen, but if it does am I legally obligated to pay my old realtor commission even though she is with a new agency that I do not have a contract with?

4 replies Wed, 10 Jul 2013 14:19:00 GMT http://www.zillow.com/advice-thread/My-listing-agent-switched-brokerages-and-I-want-to-void-our-contract/501163/ 2013-07-10T14:19:00Z Fair Heights neighborhood http://www.zillow.com/advice-thread/Fair-Heights-neighborhood/503671/ Great well established neighborhood. Many homes still occupied by the people who bought or built them in the 1950s or their children. Very convenient to shopping, the university, the hospital the freeway and several parks. What would you do? http://www.zillow.com/advice-thread/I-have-a-rental-property-underwater-its-on-a-1-year-arm-What-would-you-do/489811/ Hi folks,

We made a poor decision buying a house with a 1-year arm 3 and a half years ago. We did some remodeling, and really thought a refinance would be possible. But, the value dropped. Now, we had to move from the house (and city) due to our jobs. We have a renter in there, which helps with payments (although does not cover the payments entirely). The 1-year arm rates have adjusted down every year. But, this is not a long-term fix. We eventually need to find a solution here. I'd be real interested to hear what folks think we should do! (Its not an FHA backed loan, so none of the federal programs help us).

0 replies Sat, 27 Apr 2013 19:07:00 GMT http://www.zillow.com/advice-thread/I-have-a-rental-property-underwater-its-on-a-1-year-arm-What-would-you-do/489811/ 2013-04-27T19:07:00Z Lender short sale disclosure responsiblities http://www.zillow.com/advice-thread/Lender-short-sale-disclosure-responsiblities/470674/ I have been waiting on a Lender to negotiate a short sale with me. The Lender has indicated that negotiations can't proceed until a "File Flag" concerning a litigation is removed. The Seller and her Broker are not disclosing anything with regard to litigation. Do Lenders have any obligation to disclose litigation details in New Mexico?

3 replies Fri, 07 Dec 2012 16:03:00 GMT http://www.zillow.com/advice-thread/Lender-short-sale-disclosure-responsiblities/470674/ 2012-12-07T16:03:00Z Help us get our home! http://www.zillow.com/advice-thread/Help-us-get-our-home/453650/ We're so close to realizing our dream. We've scrimped and saved, lived on almost nothing, and lost quite a few pounds in the process. We're so close!

[website deleted by Zillow moderator. Never leave any message on your answering machine saying that you are not at home. It will be better to say that you are unavailable to answer at that time.
2. Always get the name and phone number of a person before making an appointment to show your house. Never forget to cross verify the given number.
3. Remove all keys, money and other valuables from the house before you show it or conduct an open house.
4. Have a guest book available and make the visitor sign it with their address and phone number. Note that there is no guaranty that their info is truthful.
5. Ensure all visitors enter and exit through the same door.
6. Always follow the visitor through your home rather than leading them.
7.
