I'd like to buy a condo in the 175k - 200k price range. The bad news: My job history is not good. I have been laid of twice in the past 5 years. I just started a new job last month, but before starting the job, I was out for 9 months. My salary at the new job is 75K, and was 60k before (at the companies that laid me off).

How unlikely is it for me to be approved for a mortgage? I should also add that despite the poor work history, my tax returns for the past 2 years show that I "earned" over $200,000 in 2011 and again in 2012 from selling condos that my dad owned that we sold when he passed away. (This sounds broad and it is - we're looking for anything from small inventions that make things easier to large renovations) The episodes are 2 - 3.5 minutes long and consist of an interview with the owner/designer/builder/hobbyist about how/why they made their change and a walk through of the change. Our crew is very small (2 people) and the shoot takes no more than three hours. Buildings that keep on top of maintenance issues by doing a little every year and keep adding to the reserve are more likely to avoid assessments that can complicate a closing when an owner want to sell or cause hostility between owners. The building I moved into four years ago had been neglected for many years. It took two years, many objections, and two assessments to get some desperately needed repointing done. Going forward, our rate of reserve contribution per month is 20%. This means, I hope, an assessment can be averted when something big comes up.

Capital improvements are always in the interest of owners because they reflect well upon your property.
