Apparently, a very large number of homes here were all built at about the same time when there was a building boom. Now, years later, many are very dated and badly in need of upgrades. I've been look for a couple of years, while renting and most of the time even the description and photos on Zillow show me that I would never buy a particular home. The same is true of those that I've gone to see with a real estate agent. Now I am wondering if it's better and possible to go for a price lower than my budget and remodel a house to fit my likes. My NEEDS are just a small house in a decent, safe neighborhood, but its my last home to buy and I'll only live in for about ten-fifteen years. Is there a good standard or systematic way to find the house and my remodeling requirements.I've seen great success with some of these on HGTV, but don't know how to go about it myself. (does NOT qualify for HARP), which was purchased for $450,000 last year. I have a private agreement between me and the seller that if I cannot pay off the loan within 3 years, he can take the RE back. I borrowed $333,000 and I am currently paying mortgage (amortized over 30 years with 5% interest rate) in the neighborhood of $1,800/month. Currently, I have a balance of $185,000 but the property (title) is mine (no lien or anything recorded publicly). The loan is serviced by a loan servicing company, however there are no records about this loan on my credit reports anywhere. I use the property as investment (currrently generating enough money every month to pay HOA, taxes, insurance, mortgage, utlities...etc.) so I break even every month.</p><p>I am self-employed, last 2 years of tax returns yielded an average of net income of ~$55,000 ($93,000 income minus expenses) and all 3 FICOs are in the 780 neighborhood.</p><p>My current debt is only my car loan ($550/month) but my car loan is paid up until 07/2015.</p><p>Assuming the property is worth the same (450k) how should I proceed to pay off the original seller?</p><p>1. Should I do "Home equity loan" or "First mortgage" or "Refinancing"? I am only interested in 15 year FIXED ARM.<br/>2. Should I claim it as my Primary home and just change my ID address? Many banks would not extend loans if they know it is not my home. How do they check if that's really where I live anyway?<br/>3. His title and affidavit paperwork mistakes caused the land to change ownership but the mobile home didn't and after waiting 18 months, I finished the sale only to find out as he met with us (the seller) and handled our paperwork, he had a buyers agreement and met with us only to grab our sellers commission. I put in a foundation change the mobile home from personal to real property so my buyer could get VA financing. My buyer came back with a broker and we asked if he could represent both of us and he agreed. The broker called a few times to meet with me to sign sellers papers he had. He call and told me we had a date with the title company in about a week to close. He then called a day later and asked to meet with mom and I at her group home so she could sign the title and we could file it with the Manufactured Home Division on East Sahara Ave. We met, he showed mom where to sign the title and he notarized it. We both brought the title along with the affidavit of Conversion and inspection report to the Nevada Mobile Home Division on East Sahara Ave. but it was refused because the broker had mom sign and he notarized the title in the wrong place. We met mom again and he showed her where to sign and he notarized the papers and we went back to the MHD and filed with no problem</p><p>At the title company I signed everything and received the check. Then the MHD in Carson City rejected the paperwork, it was not recorded by the recorders office. The MHD mailed the papers back, they were lost. The land transferred ownership, the mobile home didn't. For the next 18 months the broker claimed he was working on the missing paperwork and came back with the title company copies that were useless. I replaced the title, affidavit of conversion and the inspection report and the home was transferred to the new owner. I asked broker what I paid him for, he said he was doing me a favor. I sent him my receipt showing I paid him $1200, he said, this is a commission paid to the buyer agent, the FSBO is zero dollars as you did not have a agent, FSBO is for sale by owner. In my paperwork is a confirmation of agency that I signed stating that I represented the Buyer.
