Who gets to know the results of the appraisal?

We are in the process of buying a short sale home and our lender has ordered the appraisal. Who gets the results of this, except for us? The attorney of the sellers are requesting the results as well, are we supposed to give it to them? Do we tell our real estate agent the results or does the lender tell them?

Buying a house with little credit history

Hello, My fiance and I are looking to buy a home before we marry in six months but we are running into trouble looking for a lender. We are looking at small starter homes under 55K, with a 10% down payment. We both have excellent credit, 780+, but we have a short credit history. At first we were told that between us we need at least three lines of credit at least 12 months old but the lender that told us that would not finance less than 55K. We found a lender that would let us borrow as little as 30K but we were then told that we each need at least three lines of credit over 12 months old. Right now we have the three lines of credit that are old enough together, but separately we are a several months away from that goal. We do not have any rental or utility payment records because we have been living with our parents. Is there any other options we have or are we stuck renting when we can afford to buy?

I'm a student (with F1 visa and good credit history) in the US who is trying to to get a mortgage in the US. I was thinking on 100K loan with 30% down payment. I am aiming for 2 bedroom condo. I have a university offered on campus job with $2000 per month. I also owns stocks and deposite from my home country.

Most broken do not provide me the loan since I'm holding the F1 visa. I have heard that some broken can offer the way like "mortgage for foreigners" with higher rate and about 30% more downpay.

Anyone has idea about this? I'm in the Boston area.

My mother and I are both looking to purchase a house so we have decided to purchase one big enough for both of our families. She makes about 60,000 and I make about 24,000. Is this something that is possible? Would one of us have to be a cosigner?

How do I find a good mortgage lender? Scared of using those lenders online. Trying to refinance an underwater loan, and we will pay enough down to have 20 % equity, so we don't have to pay PMI. Here's the problem. I want ON the loan--- but the bank is not wanting to let me on the loan. We both have excellent credit,but I just don't have enough income. However, the other owner has good income. Thanks! I am in St Petersburg, Florida.

What to look for when buying a home where previous occupants were busted for dealing drugs?

The owners were landlords whose tenants were busted for distributing prescription drugs and possession of heroin. It's a fixer-upper and it seems like the owners just want to be rid of it. I checked the clandestine registry and this house isn't known for being a meth lab. Not many meth labs in NJ but they do exist.
Other than a meth lab's dangerous chemicals, what other dangers can a drug-dealer occupied home pose? If a junkie was smoking crack in the house, do i need to strip the walls to the beams and re-sheet rock the entire house? Or can you just paint over it?

I gutted the house and renovated it entirely with upgrades totaling $425,000.00. I initially replaced kitchen cabinets with Cherry wood and replaced the flooring with multi colored slate flooring as well as 3' marble countertops. In the master bedroom I replaced the shower with slate floors and maharaja wood. floors. A stall shower with steam and a separate independant copper bathtub basin. I added an additional 5000 BTU Trane air conditioner in addition to the 3000 BTU Trane air conditioner already installed in the home.

Seller/I negotiated a price and signed purchase order with a 10k excrow. I loose 10k If dont close. I managed to get a survey/Appraisal/Loanapproved. Seller didnot show up for an early date of closer than initially planned. The original close is on June 20. Seller is not reachable to seller-agent.
What are my/buyer options ? Thank You

My agent just aren't getting along, I asked to be released from the contract & they agreed IF I paid

...for their "expenses". The agent mentioned the cost of putting up the sign, flyers, "etc"....Seems VERY unprofessinal to me, but I just want to end the relationship at this point.
What would be considerable "reasonable" expenses for a 2 month listing? (The agent took all the pictures, refused to hire a professional, and wouldn't put more than 10-15 flyers in the box at a time...DAYS went by with no flyers in the box. I offered to refill the box, but the agent wouldn't leave more).
There are MANY more reasons that I want to get a new agent than just the flyers, of course, but I just want to get an idea about what would be considered reasonable "expenses" amount at this point?
