If I sold FSBO and the buyer is also a private person without a broker, what fees can I expect in closing for a condo in NYC? A breakdown would be very helpful so I can visualize it. (we feel this will be more attractive to prospective tenants). We're just looking for a solution that is reputable, and that we can point our prospective tenants to instead of us collecting money from them and doing it ourselves.

I realize the question of tenant screening has likely been asked a million times over, but because those questions were all about a traditional landlord/tenant relationship, I feel that people were not giving the best answers for our situation. IE: Suggesting Realtors, or property managers, or warning of laws that don't apply to roommate situations. So I do apologize if it annoys anyone that it seems like I'm asking the same question that's been asked over and over. It's not my intention to annoy or upset anyone, I just truly feel like this specific situation hasn't been addressed on Zillow.

Thank you kindly!

0 replies Fri, 27 Mar 2015 03:40:00 GMT http://www.zillow.com/advice-thread/Tenant-screening-for-room-mate/580484/ 2015-03-27T03:40:00Z How does a realtor handle the sell of land when many different people want it. http://www.zillow.com/advice-thread/How-does-a-realtor-handle-the-sell-of-land-when-many-different-people-want-it/580482/ How does a realtor get you the best price possible, beyond getting it appraised? I've gotten it appraised myself, and I have 10 + interested buyers, without even advertising it. I'm currently telling them I will be using a realtor, because I won't be playing 'favorites'. What I'm curious about, is something in the nature of a bidding war? How does that happen, or could I benefit better by auctioning the property?

I live in a very small town and will have the only partially bare land within city limits up for sale soon. We tried to put an offer on a ready to move-in Megatel home and the sales agent refused any price negotiations. We accepted her initial price proposition and then she pretended that her boss came back at a higher price, which we also accepted. When we got the contract to sign, we were surprised that it is not the common contract but their own contract. It states that the 11k we agreed to pay initially is not actually earnest money but an initial cash payment that is not refundable under any circumstances. Since we're not building the house, we asked for this to be changed into earnest money but the agent refused. She also insisted on having their own title company and basically refused to make any changes to the contract.
