Situation:<div>&nbsp;<div>I'm a 33 yr/old male, married, 4 kids.<br/><div>My income has shot up quite a bit over the past few years. I was a w2 employee in 2012, grossing around $115k. I started a side business (in the same industry), and it started taking off mid 2013 - and I earned close to $300k, but taxes report around $200k in 2013 due to me being paid off a net 60 basis (november+december are actually paid in 2014).&nbsp;<br/><div>2014 has gone up quite a bit more, between $40k-$50k per month after expenses, etc. I take home 100% of what it makes. My CPA set me up as a W2 employee, as he said its better for taxes, and lenders can go off my last 30 days income instead of averaging the much lower past 2 years.<div>&nbsp;<div>Debt: Debt is maybe $1250/mo. No mortgage.<br/><div>Credit: mid fico said 650. It's outdated: I have paid down all cards from maxes to 0-10% balance. I also have lates, as a few auto-pays didn't go through. But they were the fault of the cards, and some have been removed. The 650 does not reflect any of the latter.<br/><div>Price range: We're renting a $280k house and busting at the seems. So it just depends on what we can afford.&nbsp;<br/><div>I got pre-approved at chase for $775k at 4.75%, 10% down, but that was based off my 2012 W2 income ($115k) and 650 outdated score. I'm guessing we can afford a lot more, but I'm fine with that price range if it's final. We've looked at a few $1M+ houses, and loved them, but who knows. Ideally, the less down the better (to re-invest), but we CAN put money down. Chase only had that 1 option. That's why we're lender shopping.<br/><div>Questions: Can I go off my business W2 from the past 30 days? Can we really afford that much house? Should I shop for lenders, or is that a good deal at Chase? Are there any plans that let me go lower than 10% down? We have emails from the buyer agent stating they want to give our agent the co-listing to "tip it in their favor."&nbsp;What recourse do we have?
