What is a wholesaler? In a nutshell, it is a company that buys (usually directly) from a manufacturer in large quantities at a discount, then pieces out the product into smaller quantities that are then sold for a higher price.

Buying my first home: Do I need to hire a lawyer to be present at the time of closing?

this site suggests that i should get a lawyer to represent me at the time of closing. Is there any advantage in doing this? If so how do i find a lawyer and how much do i need to pay & is this considered as part of closing cost .

I'm a first time home-buyer. My agent told me to ask my lender for the property I'm interested in for its value. My lender told me to ask my agent for a CMA to determine the property value. My agent also told me that if a deal is made on the property with a price over the appraised value, I wouldn't get the full amount of the loan that includes the excess amount. If I cancel by then, I would be responsible for the appraisal fee and other fees I don't remember what. My lender told me if the agreed price is over the appraised value, I would have to re-negotiate for a new price. The seller may walk away.

So, who has the information of a property value? Is CMA adequate to predict a property's value? Can I not pay for any fees if I or the seller cancel a deal?

Good Credit, Terrible Loan...what are our options?

Three years ago my husband & I bought a house. Because of false information on our credit report, we had terrible credit & got a terrible loan (2 mortgages, 8% on first mortgage, 11% on second mortgage, & the first loan is a ARM). Since then, the value of our home has dropped & we have 0 equity built up.

On the flip side, we both have great credit now (in mid to high 700s), and we've built up a nest egg of about $18,000. But, every month we're hemorrhaging money on this loan. What options do we have? Our mortgage company denied a loan modification, we've been denied refinancing with two different companies. We don't want to stay in this home forever, & would love to sell it and find a house where we can start a family & feel secure again, but we can't both sell the home at a loss & afford a down payment on our next home. Any ideas? Do you know any organization that's set up to help a family like ours? We're in this no-man's land where we can afford our payment, but we're also stuck with an awful situation.

Would love to hear your advice!
