I have already been approved for an FHA loan with my father signing as a non-occupant co-borrower, but I was less than pleased with my note after upfront MIP and the rest of the mortgage insurance was factored in. I am about to finish up a doctorate degree in May and have school debt, but have an offer letter for a new position at my same company making good money. I am currently employed at the firm that has offered me a job (have been working there for the past 3 years). My middle fico score is 780 and my father's is 810+. I only have 5% to put down. The lender from which I got my FHA loan approval tells me that it is absolutely impossible to go the conventional loan route, but does not have any good reasons for me except that FHA is the only loan that will work for me.&nbsp; After doing some research, it seems that it would be possible to go the conventional loan route with such good credit scores and that the FHA lender is just trying to jam this FHA loan down my throat.<br/><br/>Are there lenders offering 80/15/5 with a non-occupant co-borrower? We have 12 more months on the lease. I am wondering if this is okay? I find a weekly or daily disruption of my work and life is a little much. Can we get them to release the escrow deposit so that we can at least pay the mortgage and interest penalties? We are stuck until they sign off. If they close, that's great.
