The seller is asking me whether I would be willing to waive the appraisal, since there is quite a bit of competition on this great home.&nbsp;<br/><br/>&nbsp;&nbsp;My agent told me there is already a built-in Appraisal clause in the Financing clause, so it can be waived with no problem. However I am not sure. If the place is for 500 and hence I need a 400K loanbut &nbsp;the appraisal comes 400 the bank will only give me 320K so I need to put the 180K in downpayment. Which is of course a problem.&nbsp;<br/><br/>I poke with the bank officer and he said in that scenario you can pull back your application, but I do not think I am allowed to under the contract right? The Financing conditionality does not cover me NOT able/wanting to put more downpayment... After a week on the market we had our 1st offer. It was a low-ball offer, and we counter-offered at full asking. The buyers walked. Two weeks later we had negotiated another offer for about 7K below asking. Went through the attorney review process and inspections. Buyers wanted a 26K credit for a non-failing septic stating that it was old. The septic, although it is old was working properly. So we did not feel a credit was warranted. The buyers walked. Several weeks later we received another offer for about 5K under asking. While under attorney review on that offer, we received and over asking price offer. We cancelled offer under attorney review and took the over asking offer. However, during the inspection we noticed the inspector allowed the buyer on our roof. We know the inspector is insured, but he buyer was not. This concerned us and I made a comment to the buyer and inspector. The inspector went up into my attic and stated that there was a lot of mold in the attic. Which threw me for a loop. He then stated there is enough mold up there to kill someone. At that point I should have kicked the inspector out of my home; but I didn't. Since it's very brazen to state something is mold without having it tested. In the long run, even though the inspection report did not raise any major issues. The inspector scared the buyers out of purchasing the home according to their attorney. Both my attorney and realtor were shocked. We then hired our own inspector and had the home and septic system inspected from top to bottom. Our inspector ensured us that our home was a decent home and all issues were repairable and minor. Also, there was no mold in the attic. Once again back on the market. In two weeks we had 3 showings and one offer. Now this latest offer is extreme low-ball offer almost 50K below asking. Although my landlord has offered to pay for my move, I'm not financially prepared to move in terms of deposits, pet deposits, etc. I'm curious because I have heard/read of scenarios where if the tenant wants to break the lease, they can negotiate a buy-out. Should I expect/ask the landlord/builder to do the same? I have also read/heard that the new owners will have the honor my lease if I choose to stay. What are the laws regarding this topic? I have been unsuccessful in my searches. What exactly are my rights as a tenant with a current contract? Any knowledge on this subject would be most helpful. Since the loan amount is so small it's unlikely that a refinance would ever be able to save me much money. Is it worth it to take on a slightly higher $10-20 monthly payment, in order to get rid of 50-60 bucks worth of mortgage insurance? It was a Letter of Intent to purchase.&nbsp; I am very skeptical as I've read about dealings with Real Estate Investors not going well.&nbsp;<br/><br/>Now the detail, my home is listed under $100k. The offer submitted is $3k under&nbsp;my&nbsp;list price, and it&nbsp;a lease option 12 month contact with down payment and monthly payments at current market value.&nbsp;A second offer&nbsp;that is $1k over my asking price with all terms the same except this is a lease purchase with a 36 month contract. They list the second offer with guaranteed purchase.<br/><br/>I'd always heard investors will only offer you about a maximum of 60% of market value, which made me take a look at this when it came in since it is right at asking price.
