The lender will force you to sumbit paper after paper and information after information, but statistically fails to do anything more than make you angry and disappoint you.

Loan modification are and should be treated the same as a mortgage. Yes, you must qualify for the new payment, (using their rate&term) based upon your Debt to Income Ratio and payment history.

NO LENDER IS IN SEARCH OF SOMEONE WITH SPOTTY PAYMENT HISTORY. And if your lender doesn't want to do a loan modification, do not think that another will... You basically get 1 shot, and no service that you pay for will benefit you with the DTI ratio.

I for one think that the government tried to create / force loan modifications as a "feel good" method to attempt to say they tried, but no one has any control.

In short, can a lender deny you a loan modification, after leaving a second job.... yes. After leaving the second job, your debt to income has changed since you likely are not bringing in the previous income, and quite likely much less than before. So on this fact alone, they most likely will deny your loan modification. I doubt the extension / forbearance will matter. Communication is key, as long as you signed the previous paperwork for the forbearance, you should be fine. But the "CRITERIA" for the loan modification process is in need of work...
But give the lender a call, and see what happens......
Keep us informed & good luck

0 replies Thu, 09 Apr 2009 13:27:00 GMT http://www.zillow.com/advice-thread/I-had-an-extention-after-leaving-a-2nd-job-due-to-Health-reasons-can-my-lender-deny-me-the-modifica/221439/ 2009-04-09T13:27:00Z Would i have a chance on being approved for a fha loan http://www.zillow.com/advice-thread/Would-i-have-a-chance-on-being-approved-for-a-fha-loan/381366/ The key to getting approved today is your debt to income ratio. Depending upon who has which debt and the husband's income, you may qualify individually right now. There are many loan programs available with a low down payment requirement including the USDA rural development program which will allow you to put nothing down.
