Since you have not filed any tax returns income from the rental home it can be difficult to find a lender who will use the income when purchasing a new home. However, we have programs at our bank that will allow you to use up to 70% of the rental income. You don't have to wait 6 months. We just require a sign lease agreement as one month's deposit by closing. I work for a bank in Edina if you have any additional questions please contact me through my zillow profile.
