The number of the bathrooms is 4.5. Other similar exact house is vauled much higher than my house.

Can closing costs be rolled into a FHA loan if the purchase price is already at the max LTV(96.5)?

Meaning, if the loan amount is already at the maximum FHA limit, financing 96.5% of the purchase price, can closing costs be rolled into the loan? I know FHA limits purchase prices to the appraised value of the home, so if you roll in the closing costs, then the loan amount could be higher than the appraised value.

I recently had an appraisal of my home in Parker, CO for refinancing. It is right at 1 year old. I paid $830k after many concessions from the builder. It is the nicest in the neighborhood with a beautiful walk out lot. The appraiser came up with a value of $680k. This seems rediculous given that the market has dropped 3-5%. I would say it is worth around $780k

Pics of the houses are wrong on Thoreau Dr in Ft. Collins, Co. Example, if you want to see 2514 Thoreau pic, it's the wrong house, the house actually shown is 2502 Thoreau Dr. Should be 2514 then 2508 then 2502. You are off by 2 houses.

Is it a good value?
I want to buy in Highlands Ranch but it's ridiculously pricey. It doesn't seem to be worth it. The houses in Green Valley Ranch are just as nice, if not nicer. What are the Pro's and Con's?
