My landlord verbally tells me I have to vacate my apartment I rent from him in less than 21 days. He showed me a court document that says The federal Marshal will be on standby on the property to remove any tenant still on the premises by a certain date, which is in less than 21 days. I just paid him my current month rent too. He says that apparently he just leases the property and the true owner is in default of loans and back taxes on the property. How is this even legal. Im scared my son and I will be living in my car in two weeks. What are my rights? We are wanting to get our retirement home in another city where you get more house for the money. All of our money went to pay off our house, so we don't have a down payment for another house. We want to buy a newer home at roughly the same cost our current house is worth. We don't have any retirement accounts left due to paying extensive medical bills. We would also like to be able to borrow extra to pay for painting, flooring, fencing and general repairs both at the new house and our current house to make it more marketable. I have paid everything off that they said I would need to pay off in order to get my preapproval done. My score on myfico is now a 628. The problem is, I have spent over 7 grand in the last few months paying things they said were needed to pay in order to move forward with a home loan. We signed a 1 year lease last June with a property management group for a townhome. When it expired this June, we payed for the month of June (I guess on a month-to-month), but we didn't make it up to the office to resign our lease until June 29. We resigned for 1 year. The next day, we received a Notice to Vacate letter in the mail with a date of June 26. The reason stated, "due to the owner's request." It said we had until July 25 to move out.

We have never paid late, we keep this place in tip top shape, we have never called the owner for repairs in the year that we've lived here...actually fixed a lot of things ourselves. My question is, with a newly signed 1 year lease with the property management company, what takes precedence, the notice to vacate on June 26, or the new lease dated June 29? We've called the property management company several times, but they keep giving us the run around saying they are still "trying to get information." Anybody have any suggestions? We live in SC, if that helps.

Thank you!

0 replies Tue, 07 Jul 2015 05:15:00 GMT http://www.zillow.com/advice-thread/Notice-to-Vacate-from-owner-after-lease-renewal/594435/ 2015-07-07T05:15:00Z how do I change "sold" to off market? http://www.zillow.com/advice-thread/how-do-I-change-sold-to-off-market/594432/ 0 replies Tue, 07 Jul 2015 05:07:00 GMT http://www.zillow.com/advice-thread/how-do-I-change-sold-to-off-market/594432/ 2015-07-07T05:07:00Z Jumbo loan 3 years after short sale http://www.zillow.com/advice-thread/Jumbo-loan-3-years-after-short-sale/591350/ In summary, I am looking at the following scenario:

Trying to obtain the following loan:
    $800,000 house value.
    Preferably 10% down.
Might be able to do 20% but would really like to avoid this.

Short sale:
3 years ago (May 2012) on an investment property due to inability to make ends meet (fairly low income in view of the bills) and the need to support aging parents.
Credit reports show account as settled with a one-time 60-day max delinquency.

Since the short sale:
Large increase in the salary (assuming a monthly payment of $5000, current DTI for myself alone would be 42%).
Wife has excellent credit with no negative credit history but her salary alone would be insufficient to secure the loan (assuming monthly payment of $5000, her DTI alone would be 58%).
My current FICO scores based on different reporting agencies are all withing 15 points of 800.
Other than the short sale, I have no negative credit history.

So with this situation, are there any options available.

As an alternative, it is possible to have my wife obtain a first mortgage for a maximum amount that she can given her salary and for me to obtain a second mortgage for the remaining amount. We have no issues with either one of us being listed on the title as the sole owner if that is needed.

Thank you.

9 replies Mon, 15 Jun 2015 15:41:00 GMT http://www.zillow.com/advice-thread/Jumbo-loan-3-years-after-short-sale/591350/ 2015-06-15T15:41:00Z
