Investment homes in Birmingham Al?

I am looking to purchase a few homes in Alabama for rental purposes. I am looking in zips: 35228, 35215, 35211, 35208, 35206, 35217. Can anyone comment about the rental market and type of neighborhood of any of these zips. These would be 3 bdrm single family residences.

My fiance` and I are planning on using a VA Home Loan to buy a $58,000 foreclosed house i know very little about VAHL's i was wondering if someone could go through the in's and out's of this process; pro's and con's. We are first time home buyers with very little money saved and i have poor credit. His is great, but i am still a little worried about mine.

I tried to refi my house and the appraisal was turned down because you all had bad information on my house and the lender thought it was over appraised. Where do you get your info and who is in charge of quality control?
