Does the last sale price (the basis for tax and official market value) affect home appraisal value?

Zillow seems to be using the county auditor's official market value as an important parameter in its estimates. And that value depends on "the last sale price" with the logic being: "If you bought this house for this price, than it is its true value". However, the sale prices range widely depending on many other factors (e.g., negotiation, the mortgage rates at that time, the seller's motivation to sell, etc.) other than the house's real value. So I feel this is not fair to people who take their time to get a good deal, since this estimate says if you got a good deal in a house, then you need to sell that house with a good deal. Do the appraisers use that value as basis of their estimates as well?

I'm not very familiar with the area, but it seems there is a lot of revitalization and new stores going in around the Clintonville area. I would like to know if this is a good area as far as safety and also with retaining home value if I purchase.

Home Inspection Misses

I purchased a house in July of this year. The house was built in 2006. I recently had an HVAC technician come in to do a furnace checkup before winter hits. He found that the Honeywell sensor unit on the system was completely outdated and would not properly move from Heat Pump to Gas-powered heat, and it was also not compatible with a programmable thermostat.

My question to the group is whether this fact is something that should have been caught during the home inspection, or if it is something that should have been disclosed by the seller? If anyone could chime in, I would appreciate it.

I am developing a Flex application which tries to search the results with GetSearchResults() API but Adobe Flex does not allow hyphen characters in the parameters (zsw-id).

Is there any othey way that i can authenticate the API???
