Are there any major concerns with using a lender based out of state?

I am receiving plenty of quotes from lenders out of state, without offices in my area. Is it a good idea to close with a lender I won't meet?

short sale question

I have made an offer on a short sale property and it is currently pending bank approval. I have been told by the listing agent that my offer is the only offer the bank will consider and I will be made aware of all other offers, and I have the right to meet any other offers that may come in. I feel my offer is at market value and I am optimistic about the eventual outcome. My concern is that I am not being told about other offers (6 weeks have passed and I haven't heard anything). Is it common for a bank to only consider one offer in a short sale in some circumstance? Is it common that they will exclusively negotiate with me?

How can I delete the (incorrect) photos of my house?

A broker has uploaded photos for a house down the block on my zillow site. When I go to "Upload/Edit Photos", I can only change the photos that I have uploaded (not his). He isn't responding to my emails.

How can I delete these photos?

I've claimed my home on Zillow but can't figure out how to delete outdated photos that were uploaded by its former owner (years ago). How can I edit/remove photos for my house that were placed there by a former owner?

Is it a good value?
I want to buy in Highlands Ranch but it's ridiculously pricey. It doesn't seem to be worth it. The houses in Green Valley Ranch are just as nice, if not nicer. What are the Pro's and Con's?

Can closing costs be rolled into a FHA loan if the purchase price is already at the max LTV(96.5)?

Meaning, if the loan amount is already at the maximum FHA limit, financing 96.5% of the purchase price, can closing costs be rolled into the loan? I know FHA limits purchase prices to the appraised value of the home, so if you roll in the closing costs, then the loan amount could be higher than the appraised value.

Is there a way to pull "last sale" address and contact info for the OWNER of a property?
