When I list a property for sale...I always encourage my sellers to buy a home warranty...it's a small price to pay for big relief at closing!

i.e.: Recently my clients completed a home inspection and learned that one of three a/c units was not functioning....since the home is covered by a home warranty their expense to correct this is minimized to have it repaired or replaced and proceed with a smooth and quick close!

I have a 30 yr fixed int. only w/a HELOC as a 2nd=315000 with BOA. Now house is now valued at 1/2 & I can't get anyone to so assist with refi at BOA even though I qualify for phase 2 of Obama Relief Plan.
