Using a Hard Money Loan to get a cash offer, then refinancing

The house that we want to buy will only accept a cash offer, has anyone had experience finding private money (and paying points to the lending) solely for the purpose of having a cash offer and then refinancing a few weeks after closing to a standard 30 year fixed mortgage before any interest is due? Would there be any problems refinancing in such a short time period as long as we're well qualified?

I am looking for a better interest rate on a $275,000 mortgage on a cooperative that I reside in valued at $400,000. My current interest rate is 6% on a 30-year fixed rate loan. My monthly mortgage is $1603.38 and my FICA score is 740.

I'm interested in taking advantage of the $8K first time home buyer tax break and purchasing a small home or condo in the Washington DC area. I want something that will grow in value in the long term. What neighborhood do you think has the best growth potential? I'm thinking about the condos by the new Nationals Stadium (where the construction is currently on hold) as the first place to start to rebound when the market comes back?

What loan products are available to us, not a construction loan please? Prefer a 30 year fixed product. Can finish out in 60/90 days. Building is one year old with 20 units, 15 sold and occupied with two partially finished penthouses available for sale. We close on $400k cash purchase 12/4/09.

Can we buy a house now with a 203(k) and get another loan for renovations in 6 months?

We're looking at purchasing a house with a 203(k) now but the $$ we qualify for won't be enough to do all the renovations we want to do.

In 6 months we'll be able to quallify for another loan but which loan ? another 203(k) ? does this make sense or would it be a Home Equity loan?

Buying house, 30 yr fixed rate mortgage, paying 20% down, total loan amount $550,000. Married couple, joint tax filers, husband's gross annual income /credit score $140,000./810 wife's income/credit score $70,000/690.
Should they apply jointly or should husband apply solo? For best rate and quick approval? Any other pros or cons?
