Refinance - Questions about Escrow and Closing Costs

Hello all.

I am beginning the process of refinancing my current home. I currently owe $145,000 on a 30-year 6.125% $160,000 loan. I got a quote from my current bank for a Freddie Mac Streamline refinance at 4.75% - no points and am about to begin the process.

My questions,

1. How are escrow amounts calculated during a refinance with the same bank? My only escrow payment is property taxes which were just paid off in November, and I have a big balance. I would have got a nice refund when my analysis gets done in a few months. Will I have to fund a new account and have them refund me the old balance, or is a a common practice to just transfer those funds at closing?

2. Is it possible to even cancel an Escrow account and just pay it myself? Will they charge a fee/higher rate?

3. Do I have to worry about PMI on a streamline refinance of a Freddie Mac loan. I currently do not pay PMI (I paid 20% downpayment), but may fall below 80% with the current housing market.

Hello All,

I am single and would like to purchase a townhome. I make a decent income, have great credit, a good down payment and no real debt besides regular living expenses (rent, utilities, food, etc). I live in Miami FL and that is where I am looking to buy. I have been preapproved for 175k and know with taxes, insurance, and hoa's that is all I can afford. How does anybody do this? The taxes, insurance and hoa more than doubles the complete mortgage payment. I though the housing market had crashed but I guess not where I want to buy. It's not about the down payment at all. It's all the fees tacked on to the mortgage. I don't want a stand alone house because the upkeep on that is even higher than a townhouse. A condo doesn't offer enough ownership for me. I guess I will continue renting. Thankls for reading.

Selling Question. Please help

If i Own 174,000 on current loan, and House is worth about 180,000, i am not having any financial difficulties. Is it possible to sell the home to buy another one?
I want to know if the following can be done:
Sell for 180,000, will this money go to my bank account? so i can use it to buy another House for lets say $100,000 which is less ? and then send the remaining balance to the 174,000 loan. the remaining 80,000? Is this even possible?

HARP Loans with Current Lender?

Does a loan have to be refinanced with the current lender under the HARP program?

If not, are there any advantages to doing it with your current lender? I currently have IndyMac (OneWest) and they say they don't have it available yet (125 LTV). This is after trying to get a hold of them for a month.

I am a first time home buyer I'd like to purchase a condo I've seen quite a few in my price range did I not get quotes because I input 3% down payment? my understanding is that if you're a first time home buyer you could put down 3% through fannie mae?

Tired of getting notices that Agent is claiming my listing

I have received three notices that another agent is claiming one of my listed properties and that I have to provide all the info. This is getting tiring. Why doesn't the new agent provide a copy of the listing agreement since they are the one trying to invade my listing. Or at least provide me the info for the agent, since I will see it anyway later on?
