How much value does central A/C add to a home in Milford, CT?

I'm trying to decide if it is worth the investment to add central AC. The house was built in 1958. The system will cost about $10k. Also, the house still needs the kitchen and a full bath updated. I'm worried that I am going to put too much money into the house.

Sacrifice minimal grass for patio/dining space?

Is it a good idea to put down pavers to create an outdoor dining space? I have a teeny tiny yard and the garage opening is perpendicular to the house so most of the outdoor space is already dedicated to the driveway. This is my starter home so I don't expect to be in it for more than 5 years so resale is top priority.

The realtor site says the house was built in 1830 but zillow.com says 1815 - please verify? Thanks

Then I went to search for its deeds,then that showed up.
Technically,I don't understand about it.
