I currently owe more then my house is worth, but can cover the difference in cash to get to a lower mortgage with a lower interest rate. Are there lenders that will consider this?

We are self employed and cannot get another mortage because of how the banks have tightened the ropes on the self employed. Our past 2 tax returns do not show enough profit from our business. Of course our gross income is high but till we take all available deductions our net profit is very low.
