Oxnard beach rental market

I'm looking to purchase a Oxnard beach house within a block of the beach in the Mandalay Shores area.

Just wondering if anyone has any insight into the rental business there for a home near the beach, but not on the beach. Thanks.

I have done upgrades and have at least half again the size lot, this house is just 3 houses down from mine on the same street. Please price mine accordingly with the home at 2241 eastride trail in Oxnard CA. These houses are identical in size and description but I do have one of the largest lots in this gated community. Thank you.

HOW DO COME UP WITH THE ESTIMATED VALUE?
HOW COME 2 HOUSES IN THE SAME STREET, SAME SQ FOOTAGE BUT HAVE DIFFERENT LOT SIZE WOULD HAVE A DIFFERENT VALUE IN the different diredtion MEANING THE HOUSE WITH LARGER LOT SIZE VALUE IS LESS THAN THE OTHER ONE??????
