I did not get any quotes on my loan request (ZR-ZDKBZPB). Can someone help me figure out why?

I have an interst only mortgage loan with a principal and 2nd mortgage, In the new gov't incentive program for 125%, I contacted my current lender - Suntrust and they provided me with a total ripoff quote, taking total advantage of my situation after recomminding that I handle the financing of the purchase of this home in 2006 as an interest only loan. Everyday I hear of all the low interst rate refi's but apparently there is nothing to help me. I feel the morgage insudtry is corrupt and has lost it's original basis of assiting citizens to become homeowners. It is a total disapointment and I have no trust in it whatsoever any longer.

I have used your service for about 2 years to try and determine prop values but your service lists "comps" that are sometimes miles away when I know for a fact that homes have sold in the same sub in last year. Why don't you show those? Otherwise your "service" is of NO VALUE! G. Baker

why is the newly-announced $6500 tax credit only for people that have owned their home 5 of 8 years?

Both the house and senate have agreed to extend the $8000 first-time homebuyer tax credit through May 1st, 2010. In addition, ANY homeowner that's lived in their home for 5 of the past 8 years can now also claim a $6,500 rebate as well.
This is big news for those of us in the real estate community, as this credit seems to be the driving motivation behind a large percentage of recent home-buying decisions. But, has anyone heard an explanation why the "must have owned for 5 of the past 8 years" requirement is attached to the $6500?

We have purchased a "future" retirement home, Jan 2009. We have not moved in yet, and our time line was 1-2 years before moving from our current home to retirement home. Can we still take advantage of the credit?

Need to Refinance Investment Property

My 3 years ARM w/ballon is up 1/15/2010 I have multiple rental properties and mortgages/notes. Credit scores are over 750, occupation Realtor, Have excellent tax preparer-shows basically no income. I thought that was the name of the game! And now Regions acts like they might renew my note at 8.25%, 70% LTV, based on Property Tax Records, Monthly income $1325 owe 91K. I have NEVER been 30 days late on anything! No judgements No collections. Do I have any other choices?

It's Time To Lock Your Loan ( IMHO )

If you are thinking about doing a mortgage, it may very well be time to act. Interest rates went down Monday, Tuesday, and yesterday to excellent levels. With rates at these levels, submissions will increase pushing lender's pipelines out and when that happens, you will have to lock for 45-60 days instead of 30 which will offset some of the benefit. In addition to more submissions the holidays will also affect the closing window as some Underwriters and staff people will be taking vacation/holiday time and will increase turn times. Even if you think rates will go down lower from yesterday, you should still act now and submit your file while floating the rate. That way you can get in the pipeline now, get approved, and possibly lock on a 15, 10, or 7 day lock which is even better. If the market reverses you will already be in process and lock the rate before the damage is done. Personally I would recommend to any client to lock it now and submit asap.
