I am no longer selling my home. How do I remove it from Zillow? It's been off the MLS for over a year too. Help me get it off.............

A re-listed property must be claimed by the owner or new agent. Ruth is not the agent; Rich Lai is.

Some agents and owners continue to be baffled by why certain homes appear as listings by agents who no longer have the listing. Rather than get huffy about it, simply do what Zillow advises people to do: CLAIM THE LISTING!

If you are the new listing agent, claim the listing if it was previously listed by another agent. And while you're at it, POST NEW PHOTOS. Otherwise, the pictures that will continue to show will be the photos posted by the previous agent.

Using data provided by Clarus Market Metrics, and comparing information on market listings/sales/inventory for the last two years Oct 2007-2009, here's what I found (too bad I can't upload the charts on this forum)

Let's compare Oct 2009 to what it was in Oct 2007 for simplicity.

Number of properties in contract:
2007 - 40
2009 - 35 (12% decrease)

Average days per month on sale before property has accepted offer
2007 -- 44
2009 - 56 (28% rise)

Months supply of inventory (less than 6 months inventory generally points to a seller's market)
2007 - 4 months
2009 - 3 months (a drop of 31%)

Median sold price
2007 - $620,000
2009 - $578,000 (drop of 8%)

Number of SOLD properties (remember: this is October month comparison)
2007 - 33
2009 - 51 (increase of 55%)

Number of For Sale properties
2007 - 234
2009 - 146 (a drop of 38%)

Correlation: fewer homes for sale, higher number of homes sold --- lower supply, higher demand.

What do these tell you?
