How buying an onvestment property will affect a college student financial aid?

I have a home mortgage currently on an upside down condominium townhouse. I am also looking into possibility to invest long term (10 years at least) into a rental property (single house). In addition to the loan obtaining, finding tenants, etc. I am facing a bigger issue. How this rental property income and equity will affect my son's financial aid. Is there a compelling ways to invest into a rental property while having college students?

My loan amount is 382K. I have no PMI. The home is probably worth 325-385K based on Zillows estimated appraisal. I currently have a 30 year fixed at 6.125%. I want to refinance due to the historically low interest rates. My main issue is I purchased the home with stated income, my husband had bad credit at the time we purchased the home. He is not on the mortgage loan currently. Would I now be able to refinance under HARP adding my husband to the mortgage (my income alone won't qualify). I have perfect credit. My husbands is the low end of average.
