I am planning to buy in AA and I notice the properties are much more affordable in the South Eastern Part of AA e.g Pittsfield and such...Is there a reason for this? Maybe it's not such a good area...I would like to know before I delve into purchasing something there, because I plan to relocate my family there....

My zestimate doesn't match my neighbors what can I do to fix it?

Why is my house listed as losing value and not gaining value as much as the other houses on my street. For example my house is listed as 30 day change of 1500. Yet other houses are listed as 30 day change of 5000-10000. Also I tried the my estimator. No matter what house I add as a comparable, the estimate goes up. That doesn't seem correct either. Please help what am I doing wrong. Seriously my goal here is to see my house go up from the value it is to around $40,000 more, so I can refinance.

how do I correct the fact that zillow is 'pointing' to the wrong house?

When I look up my house on Zillow it finds it, seems to have the basic facts largely right, but is 'pointing' to a neighbor house a few houses down from mine? I claimed my house to try to correct this area, but see no mechanism to do so.

Steps to a Good Exterior Paint Job

Here is a general list of what steps you would like your exterior painter to follow, minus the obvious of actually painting:
1) Prep Work • Replace rotten wood as requested. We can use pre-cut lumber, or custom-cut trim board or a piece of molding. • Putty large gaps, cracks and holes • Scrape away all failing paint • Caulk small gaps and cracks • Sand to create an even surface • Perform minor maintenance in needed areas. • Prime all bare wood • Protect roofs, gutters, decks, landscaping, etc. • Protect other non-painted areas with tape, paper and canvas drop cloths. • Remove shutters2) Clean-up • Remove large paint chips, trimmed foliage, and other debris from the area. • Always store our ladders and other materials in an area of your preference, usually behind your house so they don't get in your way. 3) Inspection • We will walk around with you at the end of every day to point out progress and make sure we are exceeding your expectations. We aren't finished until you're happy, and on the last day of the job we will do a final walk-through to make sure you're more than satisfied.

MHA Refi w/Chase (Freddie Mack owned)/ 2nd Mortgage also with Chase

Hello everyone,

I've seen a few posts with peoples experiences thus far trying to refi under MHA when chase is the servicer and the loan is Freddie Mack owned. I wanted to share my situation and get some others point of view.

I own a condo in Ann Arbor MI. I bought it for 200K in august 05. I financed everything through Chase. As of right now I owe 150K on my primary (freddie mack owns) and owe 18K on my secondary (chase owns). Right now my place would likely appraise between 165-170K. My arm comes up on the primary by August 2010 but obviously would like to refinance under MHA before June 2010. My three credit scores are 785, 792 and 800.

I spoke with Chase about refi under MHA. We assumed the worst that my place would appraise around 160-165K. They told me that due to the fact it's Freddie and not fannie and that my 2nd mortgage has to stay in the a secondary position they would have to add points onto the primary. They said a 30 year fixed would be around 7%! They said in my case they would want a full appraisal and didn't want to quote specifics.

Does this sound right? I have some time on my side and am not struggling, so I'm inclined to wait this out until Chase get's more experiences refinancing similiar situations. Is that good course of action or do you think I should just try and get someone else on the phone at Chase?

Is it ethical for loan officer and real estate agent to work together marketing foreclosed house?

We went to a foreclosure open house in Ann Arbor (a new listing that had only been advertised for 2 days prior to the open house) and were surprised by how the loan officer for the bank holding the REO property (Flagstar Bank) and the agent were working together. They were both present during the open house and promitng each other's services. We were told by the lender who was present that if we wanted a better chance at getting the property, we should get the mortgage through him (a Flagstar lender). When we told the loan officer that we had our own agent, we were also told that we should "dump" our agent and submit an offer through the listing real estate agent ("who had blank offer forms in her car") or our chances of getting the house would be reduced. The loan officer at Flagstar even told us that there was another offer coming from a client who had viewed the property at the same open house and who had listened to his advice and dumped their agent in favor of the listing agent. We had been working with our own agent for several months, so we ignored his advice and submitted an offer through our agent. Low and behold, the "highest offer" turned out to be the one submitted by the listing agent's clients (who had taken the advice of the Flagstar representative and dumped their own agent). Is this a common practice in the real estate field? Sounded very unprofessional to me; but not sure what recourse we have.

I just moved here from Bridgeport, CT, about 4 months ago and have been told by everyone that AA market has really dropped compared to 1 year ago. Home values in CT have dropped about 20%. Have housing values here dropped by the same amount? Is this a good time to buy?

I think what the RE market needs is more bacon. Check this outÂ here. Two pounds of bacon, two pounds of BBQ sauce and grilled to sweet perfection. Who cares about lost equity? What this country needs is just more bacon to get it back on track. Everything was fine in the 1950's when bacon was a staple of the American diet, now all this heathy eating has fueled this crisis. Let's stop it now with bacon.Â
