Home addition vs. new home?

We have a 3 bedroom 3 bath home. The master is fine, but the other 2 bedrooms are small. With the remodel/addition, we would like to have 2 larger bedrooms, another bathroom just for the kids, and another large room that could be a guest room/den. We have had 4 builders come out. Two say we should build up and 2 say build out, with an average increase in square footage of about 500 sf. They would also have to reconfigure some current space to get the rooms we want. That would bring our house from 2700 to about 3200 sf. Prices range from $45k to $78k. One other option was just to increase the size of the bedrooms and create another bathroom for $31k. We really love our neighborhood. How much would the addition(s) options increase our value? Would it be better to buy another home?

Mispriced Neighborhood

Can you update the square footage, etc. This home is 3500 finished above grade s.f. and 1,500 finished s.f. below grade including an attached 3 car garage. It is also on a 22,000 s.f. lot which is typical for this neighborhood.

Why buy now in Clemmons?

There is going to be a new hospital built in either Clemmons or nearby Davie County and a new shopping mall right in Clemmons. This will cause a demand for housing. Housing is expected to go up for our area as demand rises. A new elementary school is also needed. Growth will follow all the above. If you are thinking of making the move in the near future now is the time to make that decision. Some Clemmons residents are waiting to put their houses on the market when there will be more demand come spring and all the new news is sorted out. But you can get a better deal now by buying in this market. Good luck to you with your move. I love the area and am building my new home just down the street. It is a wonderful place to live.

What is there to do in the area?

Tanglewood park is close by with mountain biking trails, pool, picinic facilities, play grounds, horse back riding, and exceptional golf greens and fairways. The surrounding communities have Friday night movies in the park during summer and Winston Salem is called The City of the Arts! We have several restored communities called Bathabara, Bethania, and Old Salem as well as some old working farms you can visit to get a taste of history. You can drive to the mountains for the day and enjoy the Blue Ridge Parkway and outlets or you can go down to Seagrove Potteries and pick up some local pottery. There is lots to do. Not to mention traveling to Charlotte to enjoy all it has to offer.

This home was built by Brian Elliott Inc. He is a quality builder and builds throughout the tirad. It has oversized bedrooms and plenty of storage.

New Soccer Fields in the Clemmons area.

Just to the north of Tanglewood off highway 158 are the new soccer fields for the area youth. This is a beautiful area that looks out over the river and has easy access to I-40 and 158.

How close are you to a major interstate highway?

We are located directly beside I-40. You can reach all the main cities within minutes to the Charlotte area in under 2hrs. A trip to the mountains for the weekend is most enjoyable.

Is there plenty of Dr offices and medical care facilities?

Yes, there is plenty of local dr offices and two major hospitals close by. Both hospitals are trying to build hospitals in our area and in the process of getting state approval. Forsyth hospital is trying to build right in Clemmons close to the new mall. It will be a state of the art facility. It will have an ER.
