USDA 502 Direct-Loan Program

As a result of the recent economic events in 2008 - 2009, and planning a relocation, I was recently made aware of the USDA 502 Direct-Loan Program. As the title indicates, it is a government subsidized program to stimulate the housing and loan / financing industries. Apparently it is available in all states. Has anyone had exposure to or know anything about this seemly "to-good-to-be-true" program? I would certainly appreciate your feedback!
