Solid work history, good income, no down payment.

We're looking for any program that offers a very low down payment option or at least a program that lets us include the down payment as part of the loan. Loan amount is $500K. Property is in Northern California. Credit scores between 650 & 680 with no derogatory info. Good secure job with an annual income of $140k / stay @ home wife by choice. Unfortunately we learned the benefits of saving for a rainy day a little too late. Any one know of a good mortgage broker that can help us? A friend recommended an FHA loan with something called an "ACCESS" loan!!!!! Thanks.

According to a June 2009 report by the Federal Housing Finance Agency, the typical housing downturn, from peak to valley, lasts 3¾ years historically speaking. However, the same report found that the typical housing upswing, from valley to peak, lasts 6½ years.

Doug's Take: I found this very interesting and reflected on our latest downturn. In Sacramento County, we statistically peaked in August 2005 @ a median price of $392,750. 3.75 years would come out to May 2009. Well, as i've been saying for months now, we statistically bottomed out in Sacramento County in February 2009. Amazingly close to 3.75 years of a downturn. Granted this one was much steeper than a typical downturn but our upswing before it was much sharper than normal. My personal opinion is Sacramento has bottomed out and we will see very slow and steady growth over the next few years. Yes, we might bounce around when you look at month to month numbers but overall, slow and steady growth.

Real Estate Taxes

With Sacramento house prices dropping so dramatically, obviously the new tax will not be the same as when the house was worth twice as much. Can I assume that the tax will be proportionate to the new price? That is, if the selling price turns out to be 60% of the previous sale, then the tax would also be 60% lower?

The good news in California on strategic defaults is all owner occupied purchase money loans, 1st and 2nd, are non-recourse under CCP 580b.

The even better news is that any lender who does a non-judicial foreclosure, which is what almost every foreclosure is, they are prohibited from getting a deficiency judgment against the borrower at all under CCP 580d.

This leaves junior refi's as to be the only ones to be a problem. But what the heck, you have a foreclosure on your record, mights as well complete the picture by filing a Chapter 7 bankruptcy and start over. Rent for a couple of years and you will be right back on track. Makes complete sense. Strategic default should also include all of your debt.

I am seriously considering purchasing a home in the Sacramento area. I am not going to rush. I am already approved for 300k+ and I was figuring to make offers on foreclosures in what I would consider very nice neighborhoods. I am active duty military and would be using a VA loan. Any advice would be appreciated.

NorCal: 1st FHA/primary residence w/ unique challenges for loan

Hello, and thank you for taking the time to read this post. My wife and I, married almost 2 years, are searching for our first home and have what I believe are unique circumstances and challenges for loan approval. Before we approach a lender we wanted to gauge the probability of approval and better understand the process as well as where we might fit into it. Some background on the both of us.

Me: 26, solid employment as a construction project/area manager (income ~$100-120k/yr) until August 2009 when the poor economy closed the doors of the Bay Area division where I was employed. A few minor contracts as a consultant since. Bay Area heavy construction market looks to be depressed through 2010; exploring opportunities in other regions.

Wife: 25, currently full time RN/BSN at an outpatient surgery center (with offices in Pleasanton & Fremont, income $2160/wk + OT) working towards masters degree & Nurse Practitioner cert. Will continue full time employment (4x10hrs) through masters program (another 1.5 yrs) and will precept (intern) with a physician 1 day/wk (poss. in Sacramento area).

The plan we're currently floating would be for me to live in the purchased home in Sacramento full time while building a web-based tech firm (in progress), operate the consulting business and seek out construction opportunities local to the region. My wife would continue to work 4 days per week in the Bay Area and precept in the Sacramento area, commuting into the Bay or staying at her fathers house in San Jose for no more than 3 nights per week.

my bank gave me a 3 month trial period on my mortgage i have paid 2 payments so far and one more due december but i steal recieved a trustee sale date. i called them and asked them for something in writting.saying they will stop the sale and the told me they could not do that. what should i do.
