Will I get a mortgage

28 yrs old Salary 40k a yr 550 a month side income.

Credit score 650-660 paid car and student loan on time both are done. Have a collection for a past medical bill. Score used to be about 715.

Steady work history. Been at same job since for 16 months. Prior job was 8 months was unemployed for 5 weeks in between.

looking to buy a home price will be between $117,000 - $140,000. No matter what price is I am going to put $35,000. I can go $4000 more for fees and closing.

Will my low Credit score prevent me from getting a mortgage? Zillow shows I will get one. I assume by me putting down 25-30% cash will help offset my low credit score.

This $75 billion Homeowner Stability Initiative wuld provide a set of incentives to mortgage lenders in an effort to convince them to help up to 4 million borrowers on the verge of foreclosure. The goal: cut monthly mortgage payments to sustainable levels, defined as no more than 31 percent of a homeowners income. Funding would come from the $700 billion financial industry bailout passed by Congress last fall.

Another key component would specifically help those said to be “under water” – with dwellings whose market value have sunk below the principal still owed on the mortgages. Such mortgages have traditionally been almost impossible to refinance. But the White House said its program will help 4 million to 5 million families do just that – if their mortgages are owned or guaranteed by Fannie Mae or Freddie Mac.

Homeowners don't need to be delinquent in order to get help.

This is is widely supported as well as sharply opposed by many.

What do you think? Is this a good idea.

Loan Modification on second home

Any idea why Wells Fargo or other lenders don't do a loan modification on a second home (a rental home)? It would seem to me that regardless of the house type (primary, rental, etc.) a lender would prefer to continue to get that fat interest payment even on a lower amount than have to face foreclosure and sell the house for pennies on the dollar.

Zillow has this house in two different cities?

The correct city for this house is Wesley Chapel, but it is also listed in Zephyrhills. How can I correct this? The listing in Zephyrhills has a zestimate but the listing in Wesley Chapel does not. The real address is in Wesley Chapel. Thanks.

Same house listed in two different cities

My house is actually located in Wesley Chapel and there is a Zillow page for that location, but no zestimate. There is also a Zillow page for the same house in Zephyrhills with a Zestimate, but the house is not located in Zephyrhills. How can I get the wrong city removed so hopefully the right city address will start showing a zestimate. 1307 Timber Trace Dr Wesley Chapel, FL

I'm a little confused on "LTV". I have no money to put down, but if the house is appraised at $160,000 and the sellers are only asking $150,000, would I still need 3.5 % down on a $150,000 loan?

Question about length of time to get mortgage

I submitted a contract for a foreclosed home and initially it was accepted by the bank on March 12. The mortgage contingency was the 26th of March and the closing was April 15th. However, the asset manager did not like my financing and did not sign the contract. My realtor contacted the listing agent and they agreed on a new contract with more money down and a conventional loan. However, a new contract was not created and they did an addendum. Therefore, the above dates remain the same despite the fact that the new contract was signed on the 19th of March. The loan consultant at Countrywide said appraisals are taking 7 to 14 days, and I will surely miss the mortgage contingency date. He is confident that I will be able to close in time. I know for a fact that the house will appraise for more than the 125,000 price. I have close to a 700 credit score, have 20% down, and I am less than 5000 in debt. I make over 50 K a year. Will I be able to get this loan? I am worried that I will lose the house. Also, Do you think that I will be able to close on time? I have submitted all of the required documentation. Also, should I look for another lender that can get an appraisal ASAP? Thanks.....
