My immediate next door neighbor is on the market for $449,900, and is nearly identical to mine, except for 2 or 3 minor upgrades. How come it isn't used in the Zillow comps as a comp for my own home's value?

Justify Price?

Hi, we're looking in Trumbull. How do you justify $750 list price? Have your realtor look at the comps for 566 Church Hill. Similar house. Better location (driveway not on the main street, Church Hill, but on Grandview) and high lot, rather than your downward sloping lot. I toured the open house at 566. It listed at about $650 and sold within weeks. Owners already moved out. You seem awfully high for this market. Why?
