Castle Rock Home Sales 2008-2009 for sold prices of $500,000 and above.

More homes are selling closer to the $500,000 dollar range than above one million dollar mark. In Sept this year the highest sold price was $935,000.

21 homes sold in Sept. this year. in 2008 the number was 30. Yr-to-date 2009 total of 145 homes were sold. In 2008 - 216. Currently there are over 400 homes for sale in Castle Rock priced $500,000 or above.

20% of the sold homes in this price range this year (2009) were bank owned properties (foreclosures) Jan 1 - Sept 30, 2009.

Castle Rock Luxury Homes and Castle Rock Luxury Real Estate sales have taken a big dip this year compared to the last 2 yrs. To reach last year's closed sales figure another 43 houses would need be close by the end of this year. In 2007 and 2008 between October and December 14 and 10 houses were sold. Aaverage days on the market have more than doubled since last year - averaging at 499 days on the market.

Below are some Trends and Stats for Denver Luxury Home market. (homes priced at one million or above, residential, only in Denver).

Close Comps Lowering ZEstimate Despite Higher Selling Price for Smaller Homes

Yet again I take serious issue with your algorythms. My home will be going on the market shortly and when I check Zillow, I check the comps and notice that when a smaller home sells for more than my home's ZEstimate, my value drops. As a former licensed real estate professional I am stunned. After-all, a high sales price on a smaller home should increase, not decrease my home's value.

These are homes on my street. On less desirable lots. In less desirable condition. With less square footage, yet you list them as $10,000 more???

Please fix.

How does the finance industry view/rate the zestimates? Do they recognize the owner adjustments?
