Whether to Refinance or not? What are the TRUE COSTS?

My appraisal came in at $360,000. My loan value is $309,000. I qualify for the fannie mae refinance plus. But I don't want to impound my taxes and insurance as I want to pay them on my own. My current rate is 5.625% with 28 years left. I am considering for a 4.875 % 25 year fixed no cost loan. All fees are paid by lender. Should I refinance by paying of $21000 of loan amount to bring the loan down to 80% of value? Is this a GOOD move?

Do Zillow sales prices shown include trustee sales where the property goes back to the lender?

Some sales data appears abnormally high in light of the current market. How do we determine if the property was a trustee sale with the lender taking the property? Similarly, how can we determine if the property was a REO property sold by a bank for an abnormally low price?

I purchased a home in Corona CA back in 2007 at the peak of the housing market for over 700K. The builder is having a difficult time finishing the community and they have decided to build smaller homes in the neighborhood. They will be around 2600sq ft vs. 4500sq ft with price points in the 300Ks. At the time of the purchase my understanding was that I was buying into a neighborhood that would not downsize the footage of the house (Sales person). I know in their contract it says that they have the option to downsize based on market conditions. Do I have a leg to stand on? espacially when the sales department told me that they would only build the larger homes? please advise. Thanks.

I have a four-bedroom, not a three-bedroom home, a sodded yard, patio that runs the length of my house and an awning, not to mention a neighborhood park directly behind my home. You guys have listed a foreclosed house with no lawn, no backyard (dirt) and has been broken into as $70,000 more than mine. We have the same housing plan but that house is a three-bedroom. I don't plan on selling my home but I find your "methods" less than scientific and just plain inaccurate of the description of my home.
