Loan Amount / Monthly Payment? $/sf value?

I don't think the Monthly Payment figure is correct as this wouldn't be a conforming loan. Can you fix it? Also, the $/sf value of this home is somewhat higher than the neighborhood average. Why is that? We would be interested, sent e-mail, no response yet. Thanks.

Why are the property taxes so low for this residence? Do the current owners have exemptions?

I'm just wondering because I'm sort of looking at homes in the area, and this seems very low for property taxes. If there are exemptions that the current owners qualify for, that another owner wouldn't qualify for, this may affect my search.
