What is the best kind of mortgage for new construction? And what is the best kind of loan for buying land? Can you combine them? This would be for a long-term house.

Loan Orgination Fee

My lender told tried to discourage me from building a custom home because of a 2.6% Loan Origination Fee. I've read that it is not uncommon to have no Loan Origination Fee or at the most 2%. Is this true? And is there that big of a financial difference between new construction loans compared to existing home loans?
