How much return will we see doing a 60 sq ft addition onto house to make our 6x12 office real 3rd BR

We have a 2/2 right now. Serves as a 4/2 when we have company, but the old 6x12 (72 sq ft converted porch) office off the LR has no real closet and is very small and the large finished attic with closet is only accessible through the master bedroom. We want to make the house a 3/2 for our use as well as to make it more desirable when we sell. My contractor neighbor quoted me $3500-4K for the addition. The market is stable here in Greenville right now. Our house is valued between 115-123 currently. Would we see our $$ back on this?

Also as a seperate question, do you have any idea what kind of loan we should try to get to do this? We have about 10-15K at least in equity and a good mortgage rate but don't want to refi and pay closing if we can avoid it.

When I add comparable sales in my same condo building, a value based on their average per square foot value appears to be added to the Zillow estimate making the "my estimate" too high. The comparable sales value should replace the Zillow estimate rather than be added on to get to an owners estimate.

We are on a corner lot in a city neighborhood. It is pretty quiet with great neighbors, but we have no privacy in our backyard. Walkers, joggers, and those driving by can see everything though our chain link fence. We would need about 350 feet to replace the old fence. I know how to do it myself to save some money, but want to make sure it will be worth the money and effort when we sell 3-4 years from now.

Just wanted to know what's going on in this area. Appears a lot of the houses are in foreclosure. I like going to Hertzlock Park and it's closeness to downtown without the downtown price tag. If purchased in this area will I regret it; particularly on Pisgah Dr.
