Data was used through July 2009.&nbsp; The lower liquidity is having an impact on prices too driving sales prices down for those sellers that need to liquidate regardless of the price.&nbsp; Looking at how long properties stay on the market the trend varies from 82 days in January to 52 days in July. These figures are from actual sales.&nbsp; The Days on Market for active listings varies from 65 days in April to 102 days in March. In both cases, the median days on market was used instead of the average. Mispriced outliers can skew the average dramatically. The difference in shelf life of the sales and the active listings is a lesson in "right pricing". In Hoboken, if you price your listing properly, it will sell in a short period of time. The ends of the market show some weakness. Listings priced below $300,000 average over 100 days on the market. Above $600,000 only about a dozen condos sell per month even though they sell in two to three months. Only 1 studio has sold in 2009 so far. 3 bedroom sales only number in the single digits.&nbsp; The number of pending sales in thepipeline is a leading indicator of the market. Pending contracts may have not peaked. 74 properties went "under contract" in July, the strongest month this year. While not everyone will leave the process happy, agents should maintain an orderly bidding process.&nbsp;3 Ways to Handle Multiple offers: 1) "Best and Highest": after&nbsp;2 or more bids have been received, a seller may elect to go to a final round of bidding called "Best and Highest". This protocol calls for setting a short deadline for all bidders to submit their best&nbsp;&amp; final offer. If new bidders enter the process before the deadline, they will be invited to submit a final bid. It is customary to accept one of the remaining bids after the deadline has passed after which all other bids will be held as back-up offers.2) Independent Counter Offers: a seller may choose to engage in price negotiations with multiple bidders simultaneously without each bidder privy to what is happening with the other bidder.
