As a new, first time, home owner with VA benefits, I am getting offers from places, some I have never heard of, for a lower rate, skip a few months before your next payment is due because of some new laws that were put in place.
This sounds too good to be true so I contacted my current lender, a bit more reputable, Well Fargo (or are they?) and they said that there are no options for me right now.
What exactly is the Interest Rate Reduction Refinance Loan?

Always been current on home mortgage. Due to drop in income the past 2 yrs credit card debt has lower edour score to under 600. Our mortgage is fixed at 7% we would like to get it lowered and our payment too. Any advise?

Short sale??? Default on Loan???

Can you Short Sale without being Default on your loan? My realtor said I should default on my loan so the short sale process would go quicker, is this the norm? I also need to know how short sales really have affected people, do the banks come after you for the rest of the money and how does it affect credit?
