Why is my Zestimate $62 when comparable sales 1 street over are $100+?

I've looked at four homes that sold within the last twelve months that are within a stone's throw of my house. Average sale price per sq foot is $100.50. My home is 99.99% restored and in gorgeous condition. Why is Zillow estimating my value at $62.14? This is wacky.

I have a 204K loan at 6% with LPMI in good standing. Zillow values the home at about 230K and I suspect it would appraise for a little more (it appraised for 240K 2.5 years ago when we bought it). FICO is between 700-710. The loan is owned by Fannie Mae, but serviced by Wells Fargo. I called them today to ask about refinancing under the Making Home Affordable (or whatever govt. program is out there) and they said yes my loan is owned by Fannie and yes they are doing LPMIs now, but my loan is not eligible. I pressed for a specific reason, but the person I spoke with didn't have one and said there was no one he could transfer me to that could give me one? He said the rates for those weren't much better than I had. Am I somehow ineligible b/c I'm not behind or in trouble? I looked into a traditional refi 6 mos ago and could get 4 7/8 on 30yr fixed, but with PMI it wasn't worth it. Should I just hold what I've got? Thanks!

I live at 4132 Brown Gap Rd, 37918. When you type in this address the house it shows on the aerial view, is not my house, but it has all my info correct as being the owner. It actually shows my house as being 4210 Brown Gap Rd.

Please help to get this corrected

How can I edit my house's information on the website if it is the wrong house listed?

I just sent this question about 15 minutes ago. But, I've been reading the answers to similar questions. First, my house is listed wrong on the website. I cannot seem to edit it without being asked if I'm the legal owner of the house. Even though I do know the legal owner of the house that is portrayed as my own, I cannot go any further since I don't know all the subsequent information that is being asked. So, how do I correct this?

My house is 4706 Gwinfield Drive, Knoxville, TN 37920, but you are showing the house at 4708 Gwinfield Drive.
My house is next to 4704 Gwinfield Drive, which is listed. The house that is mine does not have a zillow listing. Can you check into this and change it so I might be able to claim my house.
The information listed for my house sounds correct, just you have it identified as the wrong home.

My home is at 4706 Gwinfield Drive Knoxville, TN 37920, but you are showing it as the home at 4708 Gwinfield Drive. I am in the home next to 4704 Gwinfield Drive, which is listed on Zillow. There is no Zillow listing for my home and I cannot claim it because the listing you have showes 4708 Gwinfield Drive's lot, not mine.
Can you please check into this so I might be able to properly claim my rightful home in its proper lot.
The listing information you do have for my home is correct for my house but not for the home at 4708 Gwinfield Drive
