I am looking to buy a second home in Lexington , KY area. My first home is in an area more than 30 miles from where i wish to buy my second home. I plan to use the second home as primary residence and give the first one for rent. My cuurent mortage rate on the first house is 5.75 % . Can you please guide how much down payment i will need for the second home and approximately what interest rate i can get?

Is there an appraisal? The other homes on this street are more than $100,00 less. Have there been massive, expensive renovations? Why are they selling so soon after buying less than 2 yrs ago?

My wife and I are currently looking to sell our home, and while exploring options we came upon some Flat Fee service sites that advertise they can have our home listed on LBAR's MLS. Is this commonly done in the Lexington area? Is this practice acceptable to the LBAR members? These service companies all seem like national chains that basically take their cut of the fee and simply outsource to local discount brokers. I was wondering, are there local agents that provide this service? If so, how might one find these agents? I would much rather give my business directly to a local agent, then go through a national company. I understand the benefits of having a real estate agent, however I feel like I am capable of doing a good deal of the work it takes to sell a home so I like the opportunity to pay for service that I desire. Any help you could provide would be greatly appreciated.
