Looking for best 10/1 arm in Merced, CA.

I currently have a 10/1 arm with Wells Fargo. I'm 5 years into it. Have 5 years left. Current rate is 4.875. Balance is 447K. Home value is around 580K (half of what it was 3 years ago :( ) Credit is excellent.

Would like to refinance with another 10/1 conforming loan to get the rate low, so I'll have to put 30K into the principle.

I don't feel comfortable in the current environment even with 5 years left with the prospects of hyper inflation on the horizon. I'd hate to for the early 80s to happen again in 5 years and be caught in that :(

I see a 10/1 arm on aimloan for 4.0 no points. But aimloan seems to have a split reputation. Some having good luck and others not.

Bankruptcy & Mortgage

I had to file for bankruptcy the end of '08 due to divorce and all debt in my name because of his poor credit throughout the marriage. Dumb, I know. I continue to make on-time mortgage payments and have never been late (owned home 5 yrs), but I am upside down about 50k. Would it hurt my credit even more if I foreclosed on the home? It is included in the bankruptcy and reported as such on my credit report. Are my on-time payments just considered rent now? I can't stomach any more bad credit, my credit was 780 before the bankruptcy and I need to start climbing up again. I have tried to work with my lender (First Horizon, now Met Life) for responsible options but they treat me like a 3rd-class citizen since the bankruptcy and they're rude. Any suggestions?

In mersed county of California 1. MLS listing says - (ST: active)(REO-no), 2. then listing agent said- it's not a REO or SHORT SALE , just regular sale by the owner.
But RECORDING says- BANK OWNED . Is this a game or....?

Zillow says my house is worth much more than a very similar one just a few doors away. Is it true?

I don't understand why Zillow has my place going up in value while others in the neighborhood are selling and being offered for much less.
How much faith can I have in the Zillow estimates (which seemed -- for me, at least -- to make more sense a year ago than now...)

One other question: What is the relationship between Zillow and the Bank of America? Why is the Zillow estimate provided in BofA's online banking display?

My boyfriend and I are really interested in buying a house, specifically the 75 Oakhurst Ct, in merced ca. We would be a new home owner but just wondering if the prices included taxes? such as home insurance...ect. We just need a little bit of more info about this house. Does it need major repairs? Has the roof been upgraded? Is the pool functioning with out any repairs that have to be done? Can't wait for your response.

why is the Zillow value consistently drastically different than the asking price of the homes?

ie, my neighbors home has a Zestimate value of $215,000. If I click on "homes for sale" the price of thatsame home changes to $145,000. There are several other houses that show the same discrepancy.It would appear that the Zestimate value of our homes is irrelevant. What is the reasoning behind this methodology?
