Variation in Zestimate values for adjacent homes with same floor plan, sq. footage & lot size.

I recently bought a home and at the time of buying, the Zestimate was 480K (5K greater than what I paid). In the last two weeks, the Zestimate rose to 484K and then drastically fell by 15.5K to 468.5K. However, similar homes on the same street have not suffered such a drastic fall. Houses with exactly similar floor plans that are right adjacent and behind my house have a Zestimate of 475K. Other houses with the same floor plan and sq. footage on the opposite street have a Zestimate of ~480K. It seems that only my house (among 5-7 houses with same floor plan / sq. footage in the same neighborhood) suffered such a drastic drop. I understand that the Zestimate is only an algorithmic approximation but then I'd expect two houses that are right beside each other on the same street (with the same curb appeal) that are exactly similar in sq. footage, lot size, floor plan, house info to have very close Zestimates. In addition smaller houses in the same community also seem to have a higher Zestimate (~480K). Is there some kind of glitch that would explain this? I could provide more specific details on the house if needed.

I also understand that there is no substitue for a professional's evaluation but it still hurts to have your home potentially undervalued by a popular site especially after you've just bought it.

Why has Zest. for this house dropped by 11K to 469K in last two weeks? Similar homes not affected.

Zestimate for this home dropped from 480K to 469K in last two weeks. Other similar homes with same floor plans not affected for e.g. the home directly adjacent to mine is still estimated at 480K.

Home did not sell for $45,00, this was the price of the lot. The custom house was $195,00 12/1987.

Are property prices inflated in Sammamish?

I am looking to buy new single family home in Sammamish under 650k. I recently heard from couple of my friends( who have houses in issaquah highlands) that property prices in Sammamish are really inflated(especially for new construction) and would have a very low resale value. Can somebody tell me if that's true?

why zillow estimate is total BS?

Zillow's zestimate algoritham is compltely bogus. Why? I have update my home facts to have 2.5 bath instead of 3 and it reduced the price by around 4.5 K. thats fine. but then if i change it to have 2 baths from 3 , it increases the prices by around 11K. :)

I dont understand how having only 2 bath instead of 2.5 bath can increase my house value by 15.5 K (-4.5 K to 11 K thats difference of 15.5 K).

how long does it take for Zillow to update home facts?

I updated house facts multiple times, but zillow still doesnt reflect that change yet.
I updated Total Bath from 2.0 to 2.5 ( and even in public records on county's site, it is 2.5) but zillow still keep showing 2 Baths.

lower my rate on $629k loan 4.875% 5/5 ARM, area conforming loan limit went up to $576K.

Took up a loan last September with Penfed 5/5 ARM with an interest of 4.875% (after paying 1% point). Now that the conforming loan limit in King County WA is adjusted upwards to $576K, I would like to know if there is a way to lower my rate by refinancing with another ARM, or taking up 1st (ARM) and 2nd mortgage (to make up the difference of $629K - $576K = $53K

I've been following the quotes for my house for the last couple of month. the price was going up from US$634,000.00 all the way to US$661,500.00 till the last Friday. I've looked online Yesterday and learned the price went down to US$624,000.00 just within two days.
