I live in Twin Peaks, CA(Mountains 6000 ft elevation) All the houses up here are butted up against slopes. We have 600 sq ft of finished 'basement' that has electrical, a 6 x 8 ft window, and a full size door that opens up to the road. The back of the basement and 1/2 of one side is underground the rest has a foundation and is above ground. Is this considered livable sq footage?

House we're interested in had a 63k drop in value on the latest zestimate. What could be the reason?

The house has continuously had a zestimate over the asking price, but had a drastic drop at lastest zillow posting. What could change the "value"? Other homes on the street did not have this kind of change (-63k). Any ideas?

Sales in September were 39. This is down 4.9% from 41 in September of 2008. Sales/list price ratio in September moved up to 94.7% from 94.2% in August. Prices
Median price in September was $294,500. This is down 13.4% from $340,000 in September of 2008. Average sale price (most recent 3 months) is $329,706, down moderately from $391,213 in 2008. Inventory
Inventory is 529, down marginally from 544 in 2008. New listings of 121 in September were up substantially from 85 in August and up a bit from 117 in September of 2008. Market Time
Days on market of 114 in September was up somewhat from 103 in August and up moderately from 98 in September of 2008. Months of supply in September moved up to 17.7 from 17.7 in August.

Fairfield County, Connecticut and limits on Jumbo Conforming loan

I have a credit score of over 800 and am looking to buy a house for 975,000. All the quotes I'm getting for jumbo conforming (max of 511,000) is 5 1/8% - 5 3/8%. With an LTV below 50% (I'm putting down the difference $464,000). I would think I would be able to get a better rate for 30 yr fixed with no points. Am I not shopping enough or am I really caught in the situation where there's no lenders that want to take on that big of a mortgage even though the LTV is so low with such a big down payment?
