I beleive there should be a seperate review for lenders PRIOR to committing. Can you do this?

Currently, Zillow only wants reviews of lenders after borrowers have made committments to them. This "weeds out" lenders who mislead borrowers by doing things like not posting all the other costs they hide in order to lure customers so they can "bait and switch". Why not provide a seperate pre-committment review so borrowers can more easily determine the up-front one's who disclose charges openly vs. those who don't?

The "break even" analysis is grossly in error because it doesn't consider all the fees. Why?

Even though there is a section in the details for the quotes that shows additional costs other than the lender fees, Zillow does not incorporate them into the "break even" anaylsis which makes it grossly innacurate. Why not at least provide an option for potential borrowers to add these costs into their break even analysis? PErsonally, I beleive Zillow should do this by default. They are costs that need to be recouped if one is actually going to break even.

How do I get Real estate agent info off my zillow listing? House is no longer listed.

Agent says he did not put the info up there. I did not put it up there. If it's done thru MLS service, house has not been listed since July...so it's a mystery.

My realtor said he did not put the info up there - so I have no clue how it got there.

Community Wells are closely monitored by CT, any issue that is found must be told to the home owners. Once the Home Owner is made aware of a problem, and they are looking to sell their home in CT, the seller is required by the Uniform Property Disclosure Act (CT General Stautes Section 20-327b) to disclose the knowledge of these problems.

Brookfield CT Greenridge Tax District's Community Wells were found to have a Uranium Level of 40ug/L, 10ug/L above the limit. The Water Co. who is running these wells are required to rectify the problem to meet State Standards. If they don't they will be fined. The latest update is that they have an accepted course of action to correct the problem and it shall be completed by Sept. 2010.

Buyers have shunned away from buying a house in this community. Do they really think that this community is the only one with this problem? I am sure there are local homes as well as many others throughout the Northeast that have exceeded the limits but the private wells are not being tested for Uranium. This house would be on the top of my list. The Water is periodically tested to a higher standard. When a problem arises I will be notified and can take the proper precautions. The problem will need to be resolved based on State Requirements. And the cost, if any, will be shared by the community.

appraisal issues cont.

I don't know where the appraisal came from - it showed up on zillow today!

We recently refinanced and changed insurance companies.

From what you explained a low appraisal could help with lowering taxes - Yes, and would mean lower insurance rates for the house.

However, when we do sell (5+years from now) will it hurt us to be appraised so low?

This home has an appraisal value of $214,000 and a zestimate of $354,000. How are these 2 related?
Where do you get the appraisal value from - hazard insurance?
Is a low appraisal good for anything? Does it mean a lower insurance rate?
Is a high appraisal better if you plan to sell a home? Is is good for anything?

Looking at comparable homes the appraisal is really low. How do you find out who the 'human' was who looked at the home to challenge it?
